In May 2016 we successfully completed our allocations for London’s first 23 CLT homes at St. Clement’s, London’s first CLT site. Our first families moved in Summer 2017!
We had over 700 people look to apply for just 23 homes at St. Clement’s, with 300 people completing the eligibility test and 108 going on to submit their final application. This means only one in 8 people who applied were shortlisted to get a home, illustrating the extreme need for affordable housing in the borough. Despite it being a difficult process it is incredibly rewarding to have 12 years of campaigning culminate in housing solutions for 23 local families.
St. Clement’s, which has already won several national housing awards, is being built by Linden Homes, in partnership with the Greater London Authority (GLA) and Peabody. The project will provide 252 new homes, 35% of which will be genuinely affordable homes including 58 for ‘social rent’ and 23 community land trust homes.
Building at the Grade 2 listed, ex-psychiatric hospital is nearing completion and we completed an allocations process for London’s first 23 CLT homes. The first CLT residents moved into St. Clement’s in the summer of 2017.
We sold homes at:
£130,000 for a 1 bedroom
£182,000 for a 2 bedroom
£235,000 for a 3 bedroom
Some of the benefits to living at St. Clement’s are:
- High quality new homes at one third of the market cost,
- Good access to central public transport with parking available on site,
- Building complies with the government’s Code for Sustainable Homes level 4 – meaning it has been built with energy efficiency and sustainability in mind,
- Use of green spaces, a kids play area and the lovely Cemetery Park behind,
- Community space in the John Denham building at the front of the site,
- The ability to take a leading role in how the site and community space is run.
We look forward to working with residents to create a cohesive community at St. Clement’s and beyond. Working with community organisations and local residents we hope St. Clement’s will become a hub of social activity in Tower Hamlets and an example for future UK urban CLTs.
We intend to work with local residents to make use of the community space in the John Denham building. One third of this will be community space for events and activities and we are also bidding via Heritage Lottery Fund for more space.
St. Clement’s Campaign History
St Clements is London’s first CLT site. Selected by a unanimous vote of our members in 2009, the Grade 2 listed, ex-psychiatric hospital became the focus of our work. After a campaign by Citizens UK and London CLT members, the Mayor of London and the Greater London Authority, who owned St. Clement’s, agreed to explore possibilities for a CLT on the site.
We made a bid for the site in the early 2010s as part of a competitive consortium led by Igloo Regeneration.
This bid included a widespread community-led design process, leading to us setting up a ‘meanwhile use’ group to look at what could happen on the site before the homes were built, ensuring the impact the CLT had extended beyond the 23 families that lived in the CLT homes.
Unfortunately, our consortium lost the bid.
However, such was the support for our involvement from across London, the successful developer – Galliford Try – and ourselves were asked by the GLA to see if we could work together. After a number of successful exploratory conversations, we were sure we could and so the St Clements partnership was formed.
Once formed we re-doubled our efforts with another community-led design process with John Thompson & Partners to develop local people’s ideas for the site.
We were also able to continue our work through the ‘meanwhile use’ group, which became Shuffle – a lively festival that looked to use culture to bring people together and enhance the public space. Shuffle has since spun off into a successful organisation in its own right and continues to this day in the Tower Hamlets Cemetery Park, next door.
